Rental Requirements & Frequently Asked Questions
Total household income must net (take home pay after taxes) a minimum of 3 times the rental amount.
If you owe money to any landlord(s), do not apply until this has been paid. It doesn’t matter how long ago.
- Background Checks
Credit, criminal, landlord verifications, and proof-of-income verifications will be done and made part of our decision collectively.
- Application Fee
Anyone 18 years of age and older must fill out an application—married or not. There is a $50.00 non-refundable application fee for each person.
- Security Deposit
The security deposit must be equal to one month’s rent minimum—due in certified funds only.
- Proof of Income
Two months pay stubs are required, and/or ssi income, child support, offer letter, or tax return if you get paid in cash. If you cannot prove your income in writing and we cannot verify your income, you will not qualify.
- Lease Terms
The lease term is 12 months unless otherwise stated.
- Move-In Money Due
Once your application is approved, we require a certified check for the security deposit and a signed lease within 48 hours. The property will then be leased to you only when we have received these. Your lease, rent, and the pick up of your keys will all start the same day of the start date on the lease. We will need a minimum of 3 business days to schedule move-in. A full month’s rent is due if you move in on the 1st and a pro-rated amount if after the 1st.
- When/Where Can You Pick Up Keys and Move In?
You may pick up your keys at our office by appointment. You will be given keys at the move-in meeting at our office. The 1st month’s rent or prorated rent must be in a cashier’s check or money order.
- Where Do I Apply?
Submit an application to the properties listed on our Available Rentals page. Applications are available online, or the showing coordinator has paper ones. A photo id and app fee of $50.00 are required. Not having all your information will delay processing. Processing usually takes 48-72 hours.
